Wholesaling an Occupied Home

Just thinking ahead... What if I meet a seller with a free-and-clear property- still living in it- who wants to sell me their property? How do I show/sell the deal to investors in a wholesale situation if the seller would be waiting for the proceeds of the cash offer before moving out? Has anyone run into this? Advice? Thank you BP!
