Personal Residence FSBO...Recommendations?

Good morning all; my wife and I are discussing a significant geographical relocation, and we're looking to sell our personal residence in central Virginia, which we bought on short sale a couple of years ago. It was appraised late last year for around $38K more than we owe (around $30K more than our loan amount), and our goal is to take home around $25K after the sale. We're going to go for sale by owner coupled with an MLS listing since there are four or five other houses for sale in the neighborhood which require driving past us to get to, and we'll be about the second lowest list price by about $40K+ (same build timeframe, no issues, just different specifics).

We live in a "rural commuter subdivision", you might say, five minutes from the interstate, and though there are a decent amount of sales in our area, inventory isn't exactly flying off the shelf. I guess my question is pretty open but, essentially, I'm open to recommendations as regards to marketing, strategies, etc. I hate to say we need to sell fast (I'm just waiting for a PM here ;-), but we don't want to be tied down too long. Any input is greatly appreciated, and as always, thanks for all the fantastic information I continuously get from everyone on the site. Take care, and happy investing!
