Sell or Rent Primary Home

I have an option to move so I considered selling my house to get out from under the payment. Seems I won’t get enough from a sale to pay anything except the mortgage.

I could refinance from a 15-year to 30-year fixed to get mortgage payment down to the amount I could get in rent, so renting would just cover that mortgage payment but no cushion. What is your opinion on refinancing and renting out to just cover the mortgage versus selling at a breakeven price?
