Master Lease w/Option, info sheet?

Any one have like a 1 page sheet they have created that explains a Master Lease w/Option agreement? I have encountered a few sellers who when I present this as an option ask what it is. I'm getting tired of retyping e-mails and thought a 1 page explaining it that I could send would be much easier and faster.
