buying mixed use in upstate ny

hi, i'm looking to purchase a mixed use property in upstate ny, i live in the nyc area, i have a retail business that generates good cash flow every month,

but would like to invest that money into real estate for long term wealth building,

are there any good cities/towns to invest in that are growing, how can i finance deals there,
