Advice for buying primary residence?

I am looking for advice on how I should go about obtaining a residence for myself to live in. I currently own one SFR that is being remodeled. Due to size and location of this house, I would prefer to keep it as a rental. My main question here is, are your house buying tactics any different when purchasing a residence for yourself to live in, rather than purchasing for a rental? For example, are you searching for the REO's that need a great deal of work? or are you looking for something that is turnkey? I know that this will vary from person to person. I have been looking at several different properties that would bring me closer to my new job. Some of these properties are cheap REO's that need a complete remodel, while others are not so cheap, but are ready to live in right now. This will be my first actual home purchase. The property mentioned above was purchased from a family member that no longer wanted to deal with a rental, and at a price that couldn't be refused. Any advice is appreciated.

I never understood why a lot of the big investors didn't buy rehabs for their own home. Then I did and now I get it.

A home is not a rehab, it is much more taxing and far more detailed decisions are needed to make you happy with it. Also, if you are unfortunate enough to have to live in it while it's under construction your sanity will be tested. Trust me I know.

It's your call on how you want to handle it but I will say that it is a very big project to do your own home and be prepared for that going in.
