Selling multi units via lease option

I have 48 units I'm considering selling (12 bldgs from SFH up to 11 units) ( see www.RealEstateMe.com

I have someone here on BP that is inquiring about "land contracts" (which I don't think are used very often in Maine so we'd probably be talking lease with either OPTION or REQUIREMENT to purchase. My question is how to suggest terms: I mean, SFH to end user are pretty simple. A lease option fee of anywhere from zero to a few grand, then a monthly amount roughly equal to what typical rent would be. You can credit some of that payment toward purchase price as well credit the lease option fee toward same.

I'm wondering how much I could charge when selling these for investment though. I mean the above terms wouldn't leave room for investor to "re rent" it. Are there "typical" lease option fee and monthly fees for lease optioning investment properties? Thank you.
