FSBO is willing to carry the mortgage. 1)Should i get a lawyer to draw up the paper work? i take it I would need one that deals in real estate. 2) or should i get a real estate agent, considering it's not listed, I would need to know the comps. to know that i am not overpaying. 3) Around how much should the lawyer and/or agent cost me to hire?

sounds to me like a real estate agent would be more helpful in this situation. You can negotiate how much to pay them for this since really all you need is someone to write up the offer and show you the comps. I am a real estate agent and I do these kinds of deals quite a bit for myself and its not to difficult to write up the paperwork for an owner contract.
