What's working now?

thanks, I have been looking for a few homes to rehab. A couple of Months ago it seemed there were plenty, with decent profit margins to work with but as of recently it seems that at least in Ohio the available REO's are hard to find or they are for sale at costs that cannot be profitable enough to be worth investing in.

Does anyone know what is going on? Is it because of hedge funds buying them up, is it just that there are less forclosures, the economy or a mix of all the above?

What markets are working now? I am interested in your opinions and I'll be eagerly waiting for your response.
