Do you have Key Investment Factors as Investor Buyers of Commercial & Industrial Real Estate Investments in Los Angeles County/Southern California?
I have Investor clients that buy and own both Commercial and Industrial Real Estate Investments in Los Angeles County & Southern California. As a Real Property Appraiser, Appraising their portfolio of properties over the years, have found real estate prices & values to remain very solid.
They like to focus on properties that have good demographics: population density, median household income, % of renters vs. owners, etc. As Landlords, they like to buy near where they live in case of property management issues with Tenants such as roof leaks, fire, etc.
Have found Capitalization Rates of Return or Investor Required Rates of Return to remain very stable due to limited supply vs. high demand from buyers.
