Pulling my own permits and doing work myself

Jody Martinez
Posted

So if I pull permits and my work passes inspection, is there going to be an issue I’m not aware of? I know ur supposed to live there a year if you sign the homeowner thing, but ur allowed to pull for contractors also. And can I get away with only getting permits on new electric & moving plumbing, but demo,  erect walls myself and things like that?

@Jody Martinez

You can pull the permits typically for the GC but not for trade permits.

but if you do the work are you going to disclose this when you sell that you hired unlicensed contractors and notify your insurance if same?

    @Chris Seveney I was thinking of higher contractors for bigger electrical jobs or and major plumbing that may need done. But everything else like moving walls (non load bearing) recessed lights etc. I would just do myself. The part I don’t understand is why am I able to do all the work myself if I was living there for 2 years and there’s no issue, but if I’m selling before then it’s no acceptable? Also say I  was to do electrical or plumbing jobs myself and it passes inspection why would it matter if I did the job myself or paid a contractor to do it? I looked into getting a gc licenses, but apparently you need at least 2 years of on job experience. So idk what I could possibly do actually get the license I need to do the work how they expect it to be done.
