Buying First STR in Topsail/Surf City

I am looking at buying my first STR in Topsail/Surf City this year. It would also double as my primary residence as I would live there spring and fall. I would love to know thoughts on if this is a good STR market, should I wait until housing prices come down, any advice from those in the area, etc. I also am considering buying land and building, so would love to hear thoughts on that as well. Our house is fully booked for the season through mid August. We've been happy with the results and area and may do this in the future as well.
