Home Warranty Option for a Rental House?

Hey BP,

I'm curious as to your thoughts on buying a home warranty upfront on a rental house if it's offered.

I'm closing on a rental soon and we have the option to buy a warranty for $390 for a year or $750 for two years with a $100 deductible. The warranty covers basically every major and minor system within the house.

In my thinking, the cost of the warranty is lower than the yearly figure I budgeted for repairs and maintenance so would it be stupid not to get it?

My maintenance and repair cushion is 10% of gross income or $1,140 per year. That far exceeds the cost of the warranty so wouldn't I in essence be locking in lower maintenance and repair expenses for up to two years?

Have you ever experienced troubles or issues with these warranty companies and does it change anything that the property will be used for a rental instead of a primary residence?
