Marketing for selling homes

Right now I am marketing my homes with hand written bandit signs, CL, and owner financing in my local paper.

I want to sell my SFH'S with a lease with an option and then in a year or two turn it into a owner finance. Or maybe they can get bank financing.

How would you guys market these homes plus how are you marketing your homes and what does your ad(s) say.
