Need help for my seller to pay of mortguage early

Hey gang.

I have a seller that wants to terminate his mortgage early. I am not interested in a sub2 as i have a few buyers for the property already.

However he does not know how to pay off his mortgage early and i dont either. Is there any negotiation with the mortguage company (fha)?

Should his payout not be wayyy less then full term price with interest?

Who do i (if i have pwr of att over house) or the seller contact at the loan department to open negotiations?
