Must I refinance my current mortgage if I turn my primary residence into a rental?

I am considering renting our current home and purchasing a new primary residence. How can I maintain my current mortgage on the property? Do I have to refinance to a commercial mortgage if I turn my primary residence into a rental property? My husband and I have lived in our home for one year.
