What taxes are to be paid when selling a rental property in Phila., Pa

Hi, I am new here and have a question about taxes when selling an investment property.

My husband and I own a rental property in Phila, Pa but want to sell it. What taxes will we need to pay besides the capital gains tax? 

We do have an accountant, but he is extremely busy and our appointment with him is not till the end of February. I wanted to have an estimate of the amount of tax we will be paying if we move forward to sell. 


Another question I have is is it best to sell through a realtor or on our own? The property needs some work done, but we would be selling it “as is”. We do not have the money to invest in fixing the home and no longer want to be involved as a landlord.
