1031 Exchange non-owner occupied to owner occupied
I am interested in using a 1031 Exchange to go from 2 non-owner occupied single family homes to one owner occupied duplex, where I live in 50% and rent out 50%. I’m also thinking to use my triplex instead of the 2 sfr’s but not sure if I want to go that route just yet. anyone know of any new rules regarding this in California?

Reach out to a 1031x coordinator or a title & escrow company that offers that service for advice.
I'm pretty sure going to your primary home would have unpleasant tax implications.
