Preparing to Sell a 6 Unit in Rumford, Maine

Hey BP team, 

I own a 6 unit building in Rumford Maine and am looking to sell it. I am pricing the build based on cash flow and what I need to start my other venture.

Numbers are:

Sale Price: $450,000

Income: $77,832 / year

Expenses: ~$30,00 / year

6 Units

At $450,000 sale price, cost per unit is $75,000 with average unit bringing in $1081 per month gross income.

At $450,00 this would follow a 1.44% rule.

If anyone is interested or has advice on how to find leads to sell this property based on cash flow, please reach out! I'd love to chat.

Other details:

Building is fully rented with monthly income of $6486 / month. 3 of the units are 3br and the other 3 are 2 br. Total building sqft = 8,736
