Selling financing contract

I need help from someone who is knowledgeable with drawing up a seller financing contracts. I want to purchase a home that is $40K . The seller agreed to a rent w option to buy but because there is no mortgage on the home I would prefer to do a seller financing if agreed upon so I want to present him with the following terms:


Here are a few calculations if he will seller finance.
Taxes $5130 Insurance $800 Price $40,000 Down payment $2,500 Financing $37,500
At 8% interest and 15 years; PITI is $853 at 9% PITI is $875 at 10% is $898
For 10 Years: 8% is $950 9% is $970 10% is $990 Don't have money to pay a lawyer so I need to do it myself.
