Guidance on closing my 1st RE deal

Hi All, New investor here. I'm in attorney review for a 2 family. I want to close but I have a few concerns and they may seem trivial to a seasoned investor. Here are my concerns: - I paid $28k over asking - tenants in place on month to month leases. In my contingency I requested one apartment vacant upon closing. In case tenant doesnt leave I asked for $10k in Escrow. After negotiating his last offer was $6k in Escrow. Should I be ok with this? If tenant does not vacant it can take a couple months to get them out and $4k plus in fees not to mention still paying the mortgage.
