Seeking Guidance on Structuring a Purchase Proposal for 32 Properties

Hello BiggerPockets Community,

I am currently exploring an opportunity involving a family friend who owns 32 rental properties comprising duplexes, triplexes, and quadplexes. These properties are all fully occupied and situated in an excellent area. Over the past couple of years, my family friend has expressed interest in selling these properties, and with their advancing age, the motivation to do so has increased.

While I have diligently saved $100,000, I find myself unable to meet the downpayment requirements for a traditional bank loan. I'm afraid that if I wait too long, they will decide to put these properties on the market. I am reaching out to seek your expertise on potential strategies and avenues to secure the necessary funds, allowing me to present a well-prepared and legitimate offer to my family friend. I will say, they are not interested in doing any sort of owner financing or master lease as I've mentioned these options to them in the past.

I am committed to approaching this situation with professionalism and a clear plan in hand. Any guidance, insights, or experiences you could share would be immensely valuable in helping me navigate this unique opportunity.
