Cash purchase SFH process So Cal

I have an opportunity to purchase a Home as is from a neighbor for a great price. The house has been vacant for 20 years and needs alot of work. We have agreed to a price and it will a cash purchase. The deal is between me and the seller no agents. My question is can an escrow company handle this transaction.
