Buying Auctions in Mortgage States

Hey all,

I'm currently deployed until 2025 and looking to purchase auctions cash for deeper discounts when I get back. I understand deed of trust states and have purchased before but have never purchased in a mortgage state. I know there is a cure period for the previous homeowner to buy back their home. can anyone share their experience in flipping or BRRRRing a property bought at auction in a mortgage state? like explain timelines and fha va buyers requirements and limitations if possible as well.
