Can I refinance a property that has a house and trailer on the same lot?

I'm thinking about purchasing a property that has two single family homes and one Mobile home on the lot.  I'm looking to use the brrrr method but I'm afraid the mobile home will give me issues on the refinance.  I know I can split the lot but is there another way? or loan option?  I've been having to use dscr loans because of my dti ratio.  I would love some help thanks.
