How do I purchase a NJ home with no recorded homeowner?
How do I manage through the process of purchasing a duplex multifamily home with the following characteristics:
1. Homeowner unfortunately passed away with no next of kin to inherit home 3 years ago
2. Home currently has tenants who occupy 1 of the 2 units with the other remaining vacant (they do not pay rent to anyone since no one has claimed the property).
3. Prior to the homeowner passing away, they had an unpaid water/sewer bill in the 5 figure range which has only increased given the home is occupied by the former homeowners tenants.
4. 2-years ago a real estate investment company purchased the tax lien on the property
5. The tax certificate must be held for two years from the date of sale before the lien holder may start to foreclose on the property.
