How to evaluate homes in a depressed area

looking for tips on how to brrrr in a depressed housing market.  Rehabs can go for less than 50k, sometimes as low a 5k. I've seen several of these homes just get torn down. Home values in these neighborhoods are typically less than 100k. Homes in this city that sell above 75k are already rehabbed. Asking for tips to find a house worth rehabbing without breaking even or losing money at the start of the process.
