Are you doing fix & flips because you enjoy the process or have you been told that's the way to do things? If you do flips because you enjoy the process, then you are on the right path.

However, there are ways to make real money in real estate, flipping isn't the one. It takes the longest, has the most risk and you pay the highest taxes. I've done a lot of flips over the years because I buy "off market" and can make the numbers work. And I enjoy the process.

However, to make real profit, I buy using Subject To and sell on Lease Option which I explain at https://www.biggerpockets.com/forums/311/topics/1141313-subject-to-why-you-need-money-to-buy-using-subject-to-subto-safely-legally

While it isn't "no money down" it is still reachable for people who are planners, who think ahead and who are committed to real estate investing.
