buying home with an unpermitted room addition

I'm looking at a property to flip in Austin and it has an unpermitted room. There is no permit and also building codes were not considered. I'm paying cash.

My questions are:

1) Will I have difficulty selling the home with the unpermitted room? What are my options to bring the room to code? Is it easy?

2) If I plan to remove the structure and bring it to code, who can I contact to help measure the house and point out what needs to be removed?

3) Any other helpful suggestion how to approach the situation. My goal is to not have difficulty while selling it in the next few months.
