How To Find Your Mentor for Sub To, Seller Finance & Wraps (Part 3 of 4 )

  1. There are Investment Clubs and Groups. Some charge as little as $20 a month where you can meet other investors and make friends, These are “live” meetups.
  2. There are groups you can join for $8,000 to $12,000 to be part of a “community” where you have access to videos and other investors in answering your questions and you may “feel good” about the community. But, there is no guarantee they know what they are talking about. There is no guidance on how to set up your personal overall scope of investing, no hands on training and no “one on one”.
  1. Think of it this way, if you paid to take a Physics class/Language class/Engineering class and the teacher was never available to answer your questions and you had to rely on other students, who may know less than you do, would you feel your time and money were well spent?

Isn’t the goal of real estate training to “buy real estate” and “feel great” not just “feel good”??

  1. There are “Master Mind” groups where high level discussions occur and usually the benefit is in “buying into a group of successful investors” with lots of resources. Typically these groups run $40,000 to $100,000 a year.
  1. There are “Boot Camps” where you spend a week in class going over real estate investing basics. The good Boot Camps that actually teach you something ,run in the $5,000 range for one week. Not all Boot camps teach what you think you are going to get, some are simply the next step in spending a week trying to convince you to spend $40,000 for the “Advanced” program, which doesn’t include the guru anyway or his expertise. It’s taught by “assistants”.
  1. There are bonafied Mentors who sit with you and develop a plan according to your needs, wants and desires. Then they implement that plan with you. They teach you “one on one” and teach you marketing, how to find properties “off market” using Creative Finance (Subject To, Seller Finance, Wrap”), what to avoid and how to handle problems when they arise and when to use each technique. They help you plan a career of investing.

They help you close transactions, and they provide the wisdom on asset protection, how to stay legal, ethical and how to avoid getting sued. They provide weekly calls and keep you motivated and going in the right direction. They typically charge between $15,000 to $20,000 per year for personalized training. That typically cuts 2 years out of the process of learning real estate investing. They teach (Link)

  1. Make sure you have a Personal Consultation (Conversation) with the person you are paying to train you. Make sure it's a good fit. If that person (Mentor/Guru/Coach/Teacher/REI friend) is too busy to talk to you personally, he sure won't be there when you need him.
