Any reason NOT to buy next to a parcel with conservation easement and protection?

Hello,

Any feedback on whether it is a negative to buy a small piece of acreage next to a 30 acre parcel that is privately owned but recently granted a conservation easement and permanent protection?  The parcel I am interested in is 10 acres and borders this land.  Any feedback appreciated.
