How do I maximize profits & network

I'm new to Real Estate Investing, and I recently purchased a couple of vacant lots in Port Charlotte Fl. I would like to build on them they're zoned for residential single family. The only problem I am having is most of the builders I speak with are custom home builders that charge top dollar and take about a year to build, at that point I'm making less than 18% and the timeline is too long. Does anyone have any ideas of how I can go about finding a builder that works with investors and has a shorter timeline? Thank you!
