The right questions to ask

so I have been driving around and have maybe a handful of homes that I have in mind to contact. I downloaded landglide app and I wanted to call and talk to these people but I'm very nervous. If I so call them and the agree to talk what are some questions should I ask them?? I know first I should ask them about if they consider selling it but what do I ask after they say yes??
