Hello, BP community!

I'm starting my journey in the world of fix and flips. This would be my first investment property and I'd appreciate your input on this potential opportunity.

I received the home evaluation report from the seller's agent and there's seem to be a lot to consider! I included the issues in the images. Also, the seller is looking for a cash-only deal.
