Tag-team Real Estate investors

Hi all, new to the forum! I wanted to get some different perspectives on this situation; to keep this short and simple, I have a buddy moving to my city, and we've been discussing the idea of tag teaming real estate investing together. We will house hack multi-families together, living in one unit for the year we need to, then move on to the next multifamily property, so on and so forth until we amass a nice portfolio, going half and half on ALL costs and profits. We are both single in our 20's. He did his 4 years in the military as well, so we could potentially utilize his VA loan, if not the FHA loan. We both have excellent credit.

Overall, what does everyone think, could this be a good idea? I'd love to hear different perspectives and get advice from everyone, thank you all in advance!
