I'm curious... Would you be able to do a 1031 exchange where you are using the proceeds of a sale of a rental property to invest in a syndication deal?

@Kevin Barry, Spot on by @Taylor L..  You can find a syndication that will accept 1031 money by letting you buy a tic% of the real estate itself.  

Another common tactic is to buy more bricks and mortar real estate to complete your exchange.  And if you're buying more than one replacement then concentrate your equity in one of the replacements.  Then do a cash out refi of that property and use the cash to invest in the syndication.
