Gatlinburg/Wears Valley - Canadian looking to qualify for construction loan

Hello! I am a Canadian investor who is looking to build a cabin in the Gatlinburg/Sevierville/Wears Valley area. I am having a lot of trouble finding financing for this as I am a Canadian with no US credit history. My plan is to build and sell for my first project to get some credit history and make some money that I can use towards a second/third project. I would be able to fund a 20% DP for the construction plus the land. I am looking to build a smaller cabin around 1200 or so sqf. I would love to hear from someone who has some experience with this type of build and sell project.
