How do I value how much to sell half my stake in a rental is

Hello friends I have a quick question I need some capital right now so I’m offering a friend a 50% stake in a $1000 cash flowing Rental I have the option to buy him out how do I value how much he should pay .

House worth 275k

Mortgage 165k

Positive cashflow Per month $1000

I paid 125k for it


how  I value the cost to sell half my stake ?
