Analyzing multi family in Manhattan NYC

I have an opportunity to buy with owner financing deal, 8 family in NYC. Can anyone lead me to the steps to analyzing to determine a fair price and terms. Because it is 8units, it has rent stabilization laws. Studios and 1 bedrooms in a brownstone.  Not sure where to start. Thanks.
