Selling my clients burned down home competing with new construction

I'm working with a client that has unfortunately been through a fire. This will likely be bulldozed and sell the land or sell the home as a teardown as-is so the new owner can build what they want on it. The current foundation was slated for a 1567 sq ft 2 story home. Since the original builder from 2010 is no longer in business, the new owner can build what ever they want as long as it's to South Carolina code (still getting confirmation from the HOA).

My first thought is to reach out to the current builder (Centex/Pulte Group) and see if they would like to purchase to lot and build one of their new homes on it since they are currently building phase 5 around the corner. I'll also reach out to investors that may be interested in a quick teardown, build and flip.

Has anyone been through this scenario? I've search a few forums but those are more fire damaged homes that were salvageable that I have read through so far.

Any help or suggestions will be extremely appreciative to help this single father and his son to end this chapter and start a new one.
