Property asking price is $90,000 and appraisal is $73,000

Hello! I’m on the process of buying a rental property asking price is $90000 but the appraisal is $73,000. I didn’t request for inspection but seeing the result of the appraisal I feels  like I don’t want to proceed. Anyone here can help me what to do? Thank you so much.
