Options dealing with numerous heirs?

I found a small piece of property talked to one of the 4 owners (heirs) he said he was willing to sell but there maybe one heir that won't! What are my options on this? The property is in Louisiana. Thanks

The most effective way to get everyone on board is to have a one on one conversation with each heir. It is not a probate if heirs are not being difficult, most objections can be overcome and handled.
