Quick trustworthy turnkey company

I currently received an offer I can refuse on a SFH I own in NJ and am closing in the next week. I am looking into buying a condo in NJ with a portion of the profits but in order to 1031 exchange I need a second property to invest in. I am looking for a trustworthy turnkey provider that will provide at least a 8-9 ROI and be able To handle the 1031 paperwork for both properties.
