Portfolio Purchase of 97 doors! How to structure offer??

Looking at a portfolio with a total of 97 doors being offered. A mix of SFR, MFR, 2,3,4 & 6 plex. It's all over. Bringing in around $65k/m with 72% NOI is what was stated to me. Looking for a cap between 5-6.

Thoughts on how to structure an offer on this? Had thought to offer a seller finance with a smaller down payment and balloon at some point. 

Any advice?
