Comping comparable housing

I was told by a realtor that when comping a house they don’t have to look the same 

“Yes. Similar square footage but comps are also about average price per square foot. Not about looks. Size, lot size, condition etc.”

I wanted to know if this is true? I was looking at sq but mostly trying to compare apples to apples. Please someone enlighten me thanks in advance!!

Average price per sqft will get you in a lot of trouble. Never use that to comp property, this is why half the realtors on the MLS can not sell their property. Use condition, sqft, bed/bath, year build.
