Apartment/Quadplex issues to know before buying

Im currently trying to purchase my first Apartment/Quadplex buildings. I am curious if there is any advice or things you wish you knew before purchasing? I don't want to run into any unexpected rehabs or restrictions that I didn't know about before purchasing. Generally if there is anything you wish you knew before hand that may help with negotiating price for rehab or keeping the property current with laws and unexpected costs.
