Looking for advice: Direct Marketing for Off Market Deals

Hey BP,

I'm looking to dive deeper into creative financing and finding homeowners in distress. I've found some investors doing subto off Zillow and Craigslist, but I'd like to take things up a notch and find more deals that are better suited to what I'm looking for.

Could anyone recommend some direct mailing service providers that specialize in real estate? 

And what are some pitfalls with this strategy for finding deals?

All advice is appreciated!

I too am focusing on creative strategies in my campaigns here in Coastal Virginia. Creative financing I've found is a wonderful idea because as interest rates go up sellers are finding it harder and harder to find their price and buyers are able to get better interest rates due to seller carry back and subject to. Good marketing providers, I've found, are Propstream and Batchleads for mailers, lists and skip tracing. Foreclosuresdaily.com for high performing lists (ask for Angela Hernandez when you do. Their lists are premium because they are vetted for you and come from not only the county but the CREDIT BUREAU and I have had some success with those). Those 3 sites should get you well on your way with creative strategies. Cheers. Hope that helps.
