Investing for appreciation

Hello, 

I am under contract for a new build three bedroom townhome a few minutes from Center City Charlotte. my partners and I have three other properties in Charlotte that provide positive cash flow. This new build property was purchased March 22 and has been pushed back a few times. Closing is now scheduled for end of May early June. Of course rates have increased quite a bit since then. We will likely rent it and probably fall short a few hundred a month which our other properties cash flow will cover.  We knew from day one this was more of an appreciation play so we are pretty comfortable with it however, I keep hearing on podcasts...:never invest for appreciation, its unpredictable" etc. Wondering how other feel about the concept of investing for appreciation.
