Need tips on first time buy, financial advice.

hey there,

My name is tyler I am new to the world of real estate. Me and ,my step dad are looking for our first investment and we found the property we want its a perfect duplex in down town area and we both have the experience, time, and energy to make it a beautiful place to rent. Our problem we are facing is we have no money for a down payment, and the banks want 50,000 down. The other wants 10,000.

I know that the 10,000 isn't bad, but its money we just don't have. Please if you have advice let me know I would love to get started investing, I just can't get my first chance.
