Should I go buy a house before a flip is done?

Would love some advice! I'm considering buying a house down the street from where I live from the same builder that flipped the house I'm living in now. (My current house is all set up to go on Airbnb.)

A few questions:

-What should I look out for if I go under contract before the house is done? What should I ask for in the contract? Things to consider with offer price and negotiation?

-Who should I lean on- do I work with my agent or skip it and just get a real estate attorney?
